When it comes to selling your home online, the most important element is the photos of your property. Photos are the difference between the amount of views you receive, the amount of viewings, and ultimately the amount of offers. Potential buyers want to see interior and exterior photos of the property – taking photos of your home really is very simple! All you need is your phone with a camera, and our handful of helpful tips.
Tidy up your house before taking photos
Mess and clutter can be off putting to potential buyers and doesn’t show your house in it’s full beauty – keep areas clean, remove any rubbish, make your bed, ensure there are no dirty dishes in the sink, clean up children’s toys from the floor, plump up the cushions. Sounds simple but trust us – you might miss something (like the Starbucks coffee cup which made an appearance in Game of Thrones) which could trip you up so take some time to walk around each room before taking photos.
Morning light is your friend
Try and take the photos in daylight – this creates light and airy atmosphere in the photos and makes the rooms appear bigger. Taking photos in the dark mutes the colour and makes the property look uninspiring. Pop any lights on – lamps too if you have any.
Use your phone to take photos
There really is no need to stress about professional equipment when taking photos of your property. Most smartphone cameras are capable of taking beautiful images – zoom out to make the rooms look bigger, and adjust the brightness and contrast of photos to help your images stand out in searches.
Exterior photos matter
More and more people focus on the outdoor elements of the property as well as the interiors – clean and tidy your garden before taking photos to make it appealing for potential buyers. Rake up dead leaves and cut the grass, wash your front door, move bins out of photo areas.
Properties listed on Houso with photos get an average of 20% more views, and a much higher rate of engagement than those without. You can of course also include a video tour of the property – but we’ll teach you how to do that another day. In the meantime, download Houso on Android or Apple to create a profile and list your home for free!
